BEWARE of Cheap Flat Fee MLS Services !!!

Many large flat fee companies charge a cheaper fee by subcontracting out listings on a bidding system to local real estate agents.  Those agents are then paid a small percentage of your fee to come to your home and get information to submit into the MLS.  They get paid the same small fee whether it takes them one hour or six hours.  So then what happens. . . . . . . . .  You got it, they will come take quick, non-professional photos, offer very low quality customer service with lots of complaints, and will try to use your listing as a way to land buyers for themselves and earn buyers agent commissions.  Ask for a promise in writing that the company won’t bid your listing out to the lowest bidding broker. (VERY IMPOTANT)  We at Wisconsin Real Estate Brokers do 100% of the work ourselves and take pride in the work we do.  If you ever have any questions, we are just a short drive or a phone call away.

Flat Fee MLS vs. selling without the MLS

A recent survey by Consumer Reports showed that only 1% of successful home sellers chose to market their properties through non-MLS websites. The reason the majority of homesellers choose to market their properties through the MLS is because is works.

Consider the following:

86% of buyers are represented by licensed Realtors.  These Realtors search for properties on the MLS . . . .Nowhere else.  If your property isn’t on the MLS, you don’t have exposure to 86% of the market.

Many buyers start their search for properties online through major websites such as WiBrokers.com, Realtor.com, and WisconsinHomes.com.  These websites get their property listings straight from the MLS. Using the MLS is the only way to ensure that your property is where most of the buyers are going to be looking.

For sale by owner sellers get plenty of phone calls. . . . from Realtors who want to list their property.  Many for sale by owner home sellers get frustrated by the sheer volume of agents who call wanting to represent them.  Once you list on the MLS, these kinds of sales calls will disappear.

Why FOR SALE BY OWNER signs scare away most of your potential buyers.

Avoid any yard sign that mentions the owner (by owner, for sale by owner, call the seller, etc.)  Most real estate agents will not show For Sale By Owner homes because there’s no contract in place with the seller that says they will get paid.  So having one of our high quality Wisconsin Real Estate Brokers signs will keep real estate agents showing your property time and time again.
